Welcome toRivers Edge

Rivers Edge, also written River's Edge, is a planned community of 187 single family lots on about 125 acres off Cave Neck Road in Milton. The county file once carried the name Totem, and local news has called it the former Totem Farms site.

Most of the land stays open. About 70 acres, roughly 62 percent of the site, is to remain open space, more than double the county minimum of 30 percent. Beaver Dam Creek runs through the property, and the woods on the far side of the creek must stay in their natural state permanently.

It is not fully approved yet. Sussex County Planning and Zoning granted preliminary approval on May 6, 2026, and the final site plan still has to go back to the Commission. As of October 30, 2026 no home builder has been named and we have found no homes for sale. Call us at 302-549-5164 and we will tell you when that changes.

Home type: single family houses on individual lots of at least 7,500 square feet.
Builder: not named in any public record we have read as of October 30, 2026.
Floor plans and prices: none released.
Age restriction: none in the county record. Rivers Edge is an all ages plan.
When a builder, plans and prices are released, we will put them on this page.

About the Amenities

The county approval names the amenities. The sizes and locations come with the final site plan.
Clubhouse and pool: required by the county conditions, which say they must be built and opened under the county subdivision code.
Pier and kayak launch: the Cape Gazette reported in May 2026 that the plan includes a pier with a kayak launch on Beaver Dam Creek. That is press reporting. It is not in the county conditions we read.
Sidewalks and paths: sidewalks on at least one side of every street, with a connection to the DelDOT shared use path.
Natural area: the land east of Beaver Dam Creek stays undisturbed for good, marked with signs every 300 feet.
Amenities on a plan are not open amenities. We will tell you what is built before you commit.

The Creek, the Woods and the Open Space

This is the part of Rivers Edge a sales brochure will not spell out.
Open space: about 70 acres, roughly 62 percent of the site. The county minimum is 30 percent.
Trees: about 56 percent of the existing trees, about 51 acres, are to be preserved and marked on the final plan as non disturbance areas.
Wetlands: the site holds about 4.31 acres of non tidal wetlands and 11.62 acres of tidal wetlands. The Commission rejected a buffer averaging design near several lots and required those lots to be moved or reshaped.
Buffer: a wooded or planted buffer at least 30 feet wide around the whole subdivision, wider in places.
Farm and hunting notices: the recorded covenants must say that farming goes on nearby and that hunting may take place on nearby land.
Construction hours: site work and deliveries only from 7am to 6pm, Monday through Saturday, never on Sunday.
Call us at 302-549-5164 and we will walk you through what the creek and the buffers mean for any lot.

What to ask: what the fee covers, any capital contribution at settlement, and the cost of looking after the preserved land and the creek side areas.
We will add the fee when it exists.

What Is Not Settled Yet

Rivers Edge has preliminary approval only. Here is what is still open.
Final site plan: the final plan, with a phasing plan, has to go back to the Planning and Zoning Commission, not just to staff.
Roads: DelDOT rated the traffic impact as minor. Before the final plan, the applicant must get an updated DelDOT fee and a written list of planned road work for Cave Neck Road and its intersections with Round Pole Bridge Road and Sweetbriar and Hudson Roads.
The vote: the May 6, 2026 vote was 3 to 1, after the decision was put off at three meetings in March and April. The commissioner who voted no said Cave Neck Road is still largely a farm road and raised concerns about the bridge on it.
Route 1: the Cape Gazette reported in May 2026 that DelDOT plans an overpass style intersection at Route 1 and Cave Neck Road. No date was given.
Future road link: the plan keeps a road connection to the neighboring parcel in case that land is ever developed, with a sign saying so.
Call us at 302-549-5164 and we will tell you when the final plan is on an agenda.
