Learn More AboutThe Residences at Rehoboth Bay
A Condominium Community on Love Creek
The Residences at Rehoboth Bay sits on Love Creek, just off Route 24, in the stretch between Lewes, Rehoboth Beach and Long Neck.
What is here: condominiums only, in six three-story buildings, each with an elevator. Every home is on one level.
What it is not: despite the name, this is not a manufactured-home or land-lease community. You own your condo outright, and you pay a condominium fee, not a lot rent.
Where it sits: on the north side of Love Creek, a navigable creek that runs out to Rehoboth Bay.
Access: the entrance is gated, and the building doors use keypad entry. A DART bus stop is at the entrance.
Call us at 302-549-5164 and we will walk you through what is for sale here right now.
About the Homes
The final building was completed in 2025, so homes here are now mostly resales, with any remaining first-sale units sold through the builder.
Layouts: two and three bedrooms, two baths, from about 1,086 to 1,397 square feet. The floor plans are below on this page.
Inside: 9 foot ceilings, granite or quartz counters, stainless appliances, a full-size stacked washer and dryer, and a private balcony.
Systems: natural gas heat and cooking with a tankless gas water heater in the homes we have seen listed.
Construction: frame buildings set on pilings, built from about 2019 through 2025.
Recent prices: 2025 and 2026 listings have run from the mid $300,000s to the mid $400,000s.
Views differ a great deal by building and floor, from the creek to woods and wetlands. Ask us which way a unit faces before you tour.
About the Amenities
The amenities are small and centered on the water.
Pool: an outdoor pool with a pool house and patio.
On the water: a boardwalk along Love Creek, kayak storage racks and a kayak launch.
Boats: boat slips at the marina, offered as available, plus easement access to a boat ramp. A boat club has operated on site in season.
Grounds: grills, bike racks, sidewalks and assigned parking with overflow spaces.
Why the Condo and the Creek Matter Here
Two things shape the cost of owning here: it is a condominium, and it sits in a flood zone on the creek.
One fee, more inside it: the condominium fee covers the master insurance policy and flood insurance on the buildings, along with water and trash. That is a cost a buyer would otherwise carry separately.
Your insurance: the association insures the buildings, and you insure the inside of your unit and your belongings. Your insurer should read the master policy.
Rentals: short-term rentals are allowed with a one-week minimum, according to recent listings. Some units are rented in season.
Boat slips: a slip is not part of buying a unit. Ask how slips are assigned and what they cost before you count on one.
We will get the resale certificate before you commit, so you see the fees, the rules and the reserves up front.
About the Area

Everyday errands: Redner's Fresh Market off Route 24 and the grocery stores along Route 1 are a short drive.

About the HOA
The Residences at Rehoboth Bay is a condominium association. Recent listings show no separate homeowners association on top of it.

About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: The Residences at Rehoboth Bay is outside the City of Lewes limits, in unincorporated Sussex County, so the property tax bill is county and school tax with no town tax on top. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
