Boat ramp: a community boat ramp on Herring Creek, with water access to Rehoboth Bay.
Fishing pier: a pier on the water for fishing and crabbing.
Pavilion: an outdoor pavilion on the common ground.
Open space: open green areas and a playground.
Golf nearby: there is no course in the community. Baywood Greens, about a mile south, has an 18-hole course open to the public.

Serenity is a new section placed inside a community that has been there for about 50 years, and that shapes what you are buying.
Mixed surroundings: the older Pinewater Farm homes vary widely in age, size and style, and many sit on waterfront lots of more than an acre.
Shared amenities: the boat ramp, pier and pavilion serve the whole community, not only the 11 Serenity homes.
Association documents: ask which association or associations a Serenity home belongs to, and read the rules for each before you commit.

Serenity at Pinewater Farm has a Harbeson mailing address and sits in unincorporated Sussex County, north of Route 24 between Long Neck and Angola.
Beaches: Rehoboth Beach and Lewes Beach are each about 20 minutes by car.
Health care: Beebe's main hospital and emergency department is in Lewes, and Beebe's Specialty Surgical Hospital is off Route 24 toward Route 1.
Everyday errands: Giant on Route 24 at Long Neck is a few minutes south.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Pinewater Farm has a homeowners association, and Serenity homes are part of the community.
What the fees cover: upkeep of the common ground, the boat ramp, the pier and the pavilion. Confirm the full list on the resale certificate.
Recent figures: a builder listing for a Serenity home showed $67 a month, and a September 2026 resale in the older section showed $250 a year.
At settlement: any one-time transfer or capital fee is shown on the resale certificate.
