Bay Pointe is all single family homes, most designed around first floor living, ranging from about 1,400 square feet to well over 3,000. Ryan Homes and Capstone Homes built most of the community, joined by several custom builders, so the streetscape has more variety than a one builder community. Two car garages are the norm, and some homes even have basements, finished or unfinished, which is a rare find at the beach.

The floor plans further down this page are from the community's original build out. We keep them as a reference because this kind of history is hard to find anywhere else.

The amenity campus just got a full refresh. The clubhouse has been completely redesigned, with a large meeting and recreation room that feels like a calm day at the beach, a new library and conference room, a fitness center, a kitchen, and men's and women's locker rooms. Outside are the outdoor pool, new bocce, cornhole and horseshoe courts, a waterfront park on the bay, and a pier for fishing and crabbing with a kayak launch. There is even a free storage lot for your boat or RV.

Bay Pointe was developed by Reed Ventures, the firm of award winning local developer Joe Reed, whose Sussex County communities also include Henlopen Landing, Estates at Bridle Ridge and Bay Ridge Woods. The plan called for 165 homesites on the water with nearly thirty percent of the land kept open, and buyers responded: the community sold out. The story did not stop at the last settlement either. The homeowners association keeps investing in the place, most recently a complete redesign of the clubhouse and a slate of brand new outdoor amenities, which tells you plenty about how the community feels about its future.

Bay Pointe sits along Herring Creek where it opens toward Rehoboth Bay, off Route 24 in the Angola area. Everyday shopping, restaurants and medical care are minutes away along the Route 24 corridor, the Rehoboth Beach boardwalk is about ten miles, and downtown Lewes and Lewes Beach are about twelve. Close enough for a beach evening, far enough that summer traffic is something you visit, not something you live in.

Bay Pointe has an active homeowners association that maintains the clubhouse, pool, waterfront park, pier and common grounds, with professional property management. Lawn care has historically been part of the package here. Dues and exactly what they cover change from year to year, so we do not publish numbers that could go stale. Life here gathers at the water and the clubhouse. Kayaks go in at the launch, crab pots and fishing lines go off the pier, and the waterfront park catches the light over the bay at the end of the day.
