Hockessin Station is a new Blenheim Homes townhome community at 721 Valley Road in Hockessin, in northern New Castle County a few minutes from the Pennsylvania line. It is Blenheim’s newest neighborhood here, across the street from their Valley Grove community, and it is open to all ages rather than age restricted. The plan is 143 homesites. The sales trailer opens September 12, 2026, and the community is in pre-construction pricing now.

Two townhome plans have been released. The Aspen is 1,858 square feet, three bedrooms and two and a half baths, from $569,900. The Cypress is 1,848 square feet, three bedrooms and two and a half baths, from $579,900. Both offer a finished basement option. Blenheim has told us that twin homes with a first floor owner’s suite, and a limited number of single family estate homes, are planned for late this year or early next. If a first floor bedroom is on your list, that is the part to watch.

There is no clubhouse and no pool here, and the builder has confirmed none is planned. What this community sells is the walk: the Hockessin Athletic Club, Tweeds Park, the Hockessin Public Library and Hockessin’s shops and restaurants are all on foot from the neighborhood. New construction in Hockessin has been rare for years, which is most of why this one is drawing attention.

The Homes

THE ASPEN. 1,858 square feet, three bedrooms, two and a half baths, from $569,900.

THE CYPRESS. 1,848 square feet, three bedrooms, two and a half baths, from $579,900. The Cypress offers an optional second floor sitting room off the owner’s suite.

Both are two story townhomes with an optional finished basement, built by Blenheim Homes, a Delaware builder based in Newark. The community is 143 homesites and is in a pre-construction pricing phase.

COMING LATE 2026 OR EARLY 2027. Blenheim has told us to expect twin homes featuring a first floor owner’s suite, and a limited number of single family estate homes. Plans and pricing for those have not been released. If a first floor owner’s suite is what you are after, tell us and we will call you the day those come out.

Amenities & HOA

There is no clubhouse and no pool at Hockessin Station, and the builder has confirmed that none is planned. The community’s own common areas are open space and natural walking paths.

What it has instead is the walk. The Hockessin Athletic Club, Tweeds Park, the Hockessin Public Library, and Hockessin’s shops and restaurants are all within walking distance of the neighborhood. Mt. Cuba Center, Ashland Nature Center and White Clay Creek State Park are a short drive. ChristianaCare’s Wilmington Hospital and Christiana Hospital in Newark are each roughly 20 to 25 minutes.

HOA. The fee is estimated at $500 a year and covers maintenance of the open space and the walking paths. Read that scope carefully: it does not include lawn care or snow removal at your own home, which is what buyers coming out of a maintenance provided community usually assume a townhome fee covers. Ask for the current fee and the exact scope in writing before you sign, and expect the number to firm up as the community builds out.

If a community pool and clubhouse are on your must-have list, say so early and we will point you at the Delaware communities that have them. If what you actually want is to walk to the gym, the library and dinner, there are very few new construction options in this state that deliver it.

Sales Timeline

Sales open September 12, 2026, when the sales trailer at 721 Valley Road opens. Nothing can be signed before then, and there are steps to get through first: an appointment, then selecting and pricing the home, then the contract. Appointments are being taken now, and the early incentives are tied to the first contracts, which is why the appointment matters more than the opening date does.

One practical thing before your first visit. Most new construction builders will only recognize your agent if that agent is with you, or has registered you, on your very first visit. That is the builder’s policy, not a rule of ours, and it is not always something you can undo later. If you want us with you at Hockessin Station, call us before you go rather than after.

Broker compensation is not set by law and is fully negotiable. How we are paid, and by whom, is something we agree with you in writing before we go to work, and we will walk you through the options in plain language first.

A new construction contract is the builder’s contract, written by the builder’s lawyers, and the number on the price sheet is not the only number in it. We will tell you what these homes look like against what has actually closed nearby, what the incentives are worth once you price them out, and which parts of that contract move. That conversation costs you nothing and it is the part of this job that nobody sees.

About Hockessin

Hockessin sits in northern New Castle County, close to the Pennsylvania line and northwest of Wilmington. It is a small town with a village center along Lancaster Pike, the Woodside Farm Creamery, and the Brandywine Valley on its doorstep. Buildable land here has been scarce for a long time and most of what comes up for sale was built decades ago, so new construction draws attention when it appears.

Blenheim Homes has been working this stretch of Valley Road for several years. Their Valley Grove community sits across the street from Hockessin Station. Everyday shopping is at Lantana Square and Hockessin Corner. Route 41 and Route 7 run to Wilmington and I-95; Philadelphia International Airport is about 45 minutes and the Delaware beaches about two hours.
