Homes in Hawkseye were built one lot at a time, so no two are alike.
Home types: custom single-family homes. There are no townhomes or condominiums.
Who built them: lots were sold with no builder tie-in, so owners chose their own builders. The Lewes Building Company built a number of the homes, including several Southern Living plans at the rear of the community.
Size: 2026 listings run from about 3,200 to more than 5,000 square feet, with five bedrooms on the homes we have seen.
Age: the homes we have seen listed were built from about 2010 to 2019, and the age varies from lot to lot.
Recent prices: 2026 listings run from about $1,500,000 to about $3,750,000.

The amenities are built and open, and they sit inside the community.
Pool: an outdoor pool with a bathhouse.
The pond and park: a 5-acre pond and a private 8-acre park.
Paths: walking and biking paths along the private roads.
Trail: the Junction and Breakwater Trail along the rear of the community, a paved path toward Lewes and Rehoboth Beach.

Hawkseye was sold as lots, not as a builder's set of models. That shapes what you find when you shop here.
No two homes alike: each home was designed for its lot by its first owner and builder, so size, finish and layout vary a great deal from one street to the next.
Lot size matters: lots run from half an acre to three acres. The lot can be as much of the price as the house.
Mostly built: nearly every lot has a home on it. A vacant lot comes up now and then, and building on it means choosing your own builder.
One section with its own gate: a current listing describes a gated section at the rear of the community. Ask us whether a home sits inside it.

Hawkseye has a Lewes address and sits east of Route 1, between Lewes and Rehoboth Beach.
Beaches: Lewes Beach and Cape Henlopen State Park are about three miles away, and Rehoboth Beach is about five miles.
Downtown Lewes: Second Street in Lewes is about two miles away.
Health care: Beebe's main hospital on Savannah Road in Lewes is about two miles away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Hawkseye has its own homeowners association, run through a management company.
What the fees cover: listings show common area maintenance, the pool, the private roads, reserves, snow removal and trash.
Recent figures: 2026 listings show an association fee of about $1,450 to $1,611 a year. One listing also shows a separate monthly charge, so check the resale certificate for every fee.
The gated section: a home in the gated section at the rear may carry costs for the gate on top of the main fee.

Utilities: public water and public sewer. Natural gas is available, and some homes heat with electric heat pumps instead.
Roads: the roads are private, and the association maintains them.
Maintenance: each owner keeps up the home and the lot. On a lot of an acre or more, that is real yard work or a real yard service bill.
Rules: pets, fences, rentals and exterior changes are set by the association documents. Confirm them for the specific home.
