Every home in Governors was built by Schell Brothers, and every home is now a resale.
Home types: single-family homes and townhomes, some of the townhomes as end units.
Size: October 2026 listings run from about 1,700 to about 3,500 square feet, with three to five bedrooms.
Age: the homes we have seen listed were built from 2020 to 2022, so most are only a few years old.
Recent prices: October 2026 listings run from about $600,000 to about $1,100,000.
Floor plans: the builder's plans used here range from about 1,600 square feet to more than 2,400 square feet before options. Many homes added finished space, so the listing is the true measure.

The amenities are built and open. There is nothing still to come.
Clubhouse: a fitness center, a yoga room and a game room with billiards.
Pool: an outdoor pool with a lazy river, a lap area, a swim-up bar, a hot tub, cabanas and a splash area.
Courts: tennis and pickleball courts.
Trail: direct access to the Junction and Breakwater Trail.
Open space: about 76 acres of open space, with a playground and a dog park.

Governors opened for sales in 2018, and the builder no longer lists it. That changes how you buy here.
Resale only: there are no lots to choose and no new homes to order. You buy a home someone already owns.
What you see is what you get: the amenities are built, the streets are done and the open space is set, so there is no construction traffic and no promise of what comes later.
Options already chosen: each home carries the options its first owner picked, so two homes on the same plan can differ a great deal in size and finish.
Unit numbers: addresses here often carry a unit number, and some listings show the ownership type as a condominium. The resale certificate shows exactly how a home is owned.

Governors has a Lewes address and sits east of Route 1, between Lewes and Rehoboth Beach.
Beaches: Lewes Beach and Cape Henlopen State Park are about three miles away, and Rehoboth Beach is about five miles.
Downtown Lewes: Second Street in Lewes is about two miles away.
Health care: Beebe's main hospital on Savannah Road in Lewes is about two miles away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Governors has its own association, and the fee depends on the home type.
What the fees cover: listings show common area maintenance, the pool, the clubhouse and fitness center, lawn care, snow removal and trash. Coverage can differ between single-family homes and townhomes.
Recent figures: 2025 and 2026 single-family listings show fees of about $246 to $258 a month, and a 2025 townhome listing showed about $1,237 a quarter.
At settlement: check the resale certificate for any one-time transfer or capital contribution.

Utilities: most listings show public water and public sewer, with natural gas heat and tankless water heaters.
Maintenance: lawn care is covered for the homes we have seen listed. Exterior upkeep on a single-family home is the owner's.
Solar: some homes have solar panels. Ask whether they are owned or leased before you write an offer.
Rules: rentals, pets, fences and exterior changes are set by the association documents. Confirm them for the specific home.
