Coastal Run at Heritage Shores

Every home in Coastal Run is a rental. They were built as one group and are leased by Allen and Rocks, the management company on site. The section is listed under the Bridgeport name by Brookfield, the builder of Heritage Shores.
Size: October 2026 rental listings run from about 1,370 to about 2,700 square feet, with two to four bedrooms and two to three baths.
Layout: one-level plans with a first-floor primary bedroom, and some plans with a loft upstairs that adds a bedroom and a full bath. A few homes have a basement.
Garage: an attached two-car garage and driveway on every plan listed.
Recent rents: October 2026 rental listings show rents from about $2,600 to about $4,300 a month, with a fall special at $2,999 a month on some homes.
Availability: homes open up on set dates through the year. We will check what is open now.
Rents and specials change month to month. We will get the current figure for the home you want.

The amenities belong to Heritage Shores as a whole, and Coastal Run sits inside it.
Golf: the 18-hole Arthur Hills course at the Heritage Shores club.
Pools and fitness: an aquatic center with an indoor pool, an outdoor pool and a whirlpool, plus a fitness center in the clubhouse.
Courts: tennis, pickleball and bocce.
Clubhouse: the main clubhouse, with dining at the club.
Outdoors: walking trails through the community.
Ask us which amenities a lease includes and which carry their own fee, such as golf.

Coastal Run is a rental section, so the steps and the costs are different from buying a home.
Lease length: current listings show 12 to 24 month leases, and the fall 2026 specials apply to 12 month leases only. The old page here said 1, 2 and 3 year terms, which is no longer what is advertised.
The age rule: Coastal Run is a 55+ community under the Heritage Shores rules, and that rule applies to leases the same way it applies to owners.
Up front: an application fee, then a security deposit that varies by home, due within about a week of approval.
Pets: dogs and cats are allowed, with a refundable pet deposit and a monthly pet charge per pet.
Leasing now, buying later: a lease here lets you learn Heritage Shores first. Homes elsewhere in Heritage Shores are for sale, and we can show you those when you are ready.

Coastal Run is in Bridgeville, in western Sussex County, where Route 13 meets Route 404.
Beaches: Rehoboth Beach is about 45 minutes east by Route 404 and Route 9.
Health care: TidalHealth Nanticoke in Seaford is about 6 miles south, around 10 minutes. Bayhealth's Sussex Campus in Milford is about 25 minutes north.
Everyday errands: the Bridgeville Town Center at Route 13 and Route 404 is about a mile away, and Seaford has a full set of stores along Route 13.
Schools: Woodbridge School District. Confirm school assignments with the district for any specific address.

Coastal Run sits under the Heritage Shores association, but a tenant here does not get an association bill.
Who pays the dues: the owner of the homes pays the Heritage Shores association. The dues are built into your rent.
What the rent covers: October 2026 listings say the rent covers landscaping, exterior maintenance and snow removal.
Monthly extras: October 2026 listings show a sewer charge of about $32 a month and small monthly charges for a damage waiver and contents coverage, plus utilities.
The rules: the Heritage Shores rules apply to tenants as well as owners.

Maintenance: the outside of the home and the yard are handled for you.
No owner bills: no property tax bill and no association bill of your own.
Utilities: you pay your own utilities. Ask which ones and roughly what they run for the home you want.
Flexibility: the leasing office has offered to let applicants change the move-in date or home before move-in. Confirm the current terms in writing.

The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.

If you buy in Heritage Shores later: an owner's bill there is county and school tax, and can include Town of Bridgeville tax on top. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
