Belle Ayre was built by Lennar, and the builder has sold every new home. Every home for sale now is a resale.
Home types: detached single-family homes in one-story ranch plans and two-story plans.
Size: listings run from about 1,360 to about 2,000 square feet, with three or four bedrooms and two to two and a half baths.
Construction: homes sit on slab foundations, with no basements in the listings we found, and each has an attached two-car garage.
Lots: listings show lots of about 0.17 to 0.18 of an acre.
Recent prices: 2025 new-home prices ran from about $310,000 to about $375,000, and an October 2025 resale was listed at about $320,000.

Belle Ayre is a neighborhood of homes and streets, without a clubhouse, pool or fitness center of its own.
In the community: common areas maintained by the HOA. We found no pool, clubhouse or courts in any listing.
Golf nearby: Hooper's Landing Golf Course in Seaford is open to the public and a short drive away.
On the river: the Nanticoke River Public Marine Park and the Seaford Riverwalk are about a mile away on the Nanticoke River.
State park: Trap Pond State Park near Laurel, with kayaking, trails and a campground, is about 25 minutes south.

Belle Ayre has no new homes left to sell. That changes how you shop here.
No sales office: there is no builder to call and no new-home list. Every home comes through a resale listing.
Newer homes: the oldest homes were built around 2021, so most are still close to their original condition. Ask about any builder warranty that may still apply to a given home.
Pricing: resale prices here track what the builder was charging in 2024 and 2025, so recent sales are the best guide to value.
A separate rental community: The Reserves at Belle Ayre is a separate townhome rental community and is not part of the homes for sale here.

Health care: TidalHealth Nanticoke on Middleford Road is about two miles away, around five minutes.
Everyday errands: the grocery stores and shopping along Route 13 are under two miles east.
Beaches: Rehoboth Beach is about an hour east.
Schools: Seaford School District. Confirm school assignments with the district for any specific address.

Belle Ayre has its own homeowners association, and the fee is low because there is no clubhouse or pool to run.
Recent figures: 2025 listings show HOA fees of about $40 to $48 a month.
What the fees cover: listings say common area maintenance. The builder's 2025 brochure also listed trash and recycling collection. Check the current HOA for what the fee includes today.
At settlement: expect a resale certificate and any one-time transfer or capital fee the HOA charges, shown on that certificate.

Garage: an attached two-car garage on every plan.
Yard: a front yard landscaped by the builder and a rear patio on many homes. Yard care is the owner's.
