Every home in Woodridge is a single-family home, and every one for sale now is a resale.
Builders: Wilkinson Homes built here from 2017, and Insight Homes joined in 2019. Wilkinson plans include the Ashwood, Baywood, Sandalwood, Woodcrest and Edgewood, from about 1,256 to 2,370 square feet. Insight plans include the Abbott, from about 1,284 square feet, and the Vandelay.
Size: 2025 and 2026 listings run about 1,700 to 3,200 square feet, with three to five bedrooms.
Layout: the 2026 listings we have seen put the main bedroom on the first floor, and the larger ones add bedrooms or a loft upstairs.
Garages: the homes we have seen listed have a two car attached garage.
Recent prices: 2026 listings and sales have run from about $470,000 to about $600,000.

The amenities are grouped around one clubhouse, which opened in the summer of 2021.
Clubhouse: a bar, a kitchen, meeting rooms, a lounge with a fireplace, and a game room with pool and ping pong tables.
Fitness: a workout room in the clubhouse.
Pool: a large outdoor pool with a fence and gate around it.
Outside: a playground and a walking trail through the community.

Woodridge is fully built, and the developer has handed it over. That changes what a buyer should look at.
No new construction: the last home was finished in January 2024. If you want a Woodridge home, it will be a resale, and the roof, heat pump and appliances will have some age on them.
An owner board: the first full owner board was elected in November 2021, and the association has used an outside management company since September 2021.
The rules are changing: owners voted from September 14 to 29, 2026 on changes to the master declaration and bylaws. Ask for the version in force on the day you sign.

Woodridge has a Milton mailing address but sits well outside the Town of Milton limits, in unincorporated Sussex County between Harbeson and Lewes.
Beaches: Lewes Beach, Cape Henlopen State Park and Rehoboth Beach are each about 12 miles away.
Health care: Beebe's main hospital on Savannah Road in Lewes is about 10 miles away, and Beebe Walk-In Milton is on Route 16 in Milton.
Everyday errands: the grocery stores at Five Points, where Route 9 meets Route 1, are about eight miles east.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

The Woodridge Homeowners Association was formed in December 2016 and is run by an owner board with an outside management company.
What the fees cover: the clubhouse, the pool, the trail and the common areas. A September 2026 listing says yard maintenance is included in the fee.
Exterior changes: the association has an architectural review process for changes to the outside of a home.
Governing documents: the master declaration and bylaws were put to an owner vote in September 2026, so older copies may be out of date.

Lots: a 2026 listing shows a lot of about a quarter acre.
Maintenance: the association handles the common areas, and a 2026 listing says lawn care is included.
Pets and rentals: rules are set in the governing documents. Confirm them for the specific home.
