Every home in Saddle Ridge is a single-family house built by Schell Brothers, in a Craftsman and farmhouse style with rustic finishes.
Floor plans: the builder offered about 16 plans here, including ranch plans with the main bedroom on the first floor and two-story plans. The plans are shown below.
Size: recent listings run about 2,200 to 2,950 square feet, with three to five bedrooms.
Age: homes were built from about 2019 to 2021.
Features seen on listings: gas fireplaces, natural gas tankless water heaters, screened or three-season porches, and unfinished bonus space over some plans.
Recent prices: 2026 sales closed at about $690,000 and $740,000, and a 2025 listing asked $775,000.

The amenities are grouped at the clubhouse, on the shore of the pond near the entrance.
Clubhouse: a great room with a bar and lounge, a billiards area, a meeting room and a fitness room.
Outside: an outdoor pool facing the pond, an outdoor kitchen and grilling area, a covered veranda with a fireplace, a fire pit and a sun deck.
Playground: a playground beside the clubhouse.
Golf: there is no golf course in the community.

Saddle Ridge is complete. The homes went up over about three years, and the community is now run by its owners through the HOA.
What you buy: a home that is only a few years old, at a resale price, without waiting on new construction.
Supply: with 81 homes, only a handful are listed in any year, so a buyer often has to wait for the right plan.
Lawn care: the HOA fee includes lawn maintenance for each home, not only the common areas.

Saddle Ridge has a Lewes mailing address but sits outside the City of Lewes limits, in unincorporated Sussex County.
Beaches: Rehoboth Beach and Lewes Beach are each about seven miles away, and Cape Henlopen State Park is a short drive past Lewes.
Health care: Beebe's Specialty Surgical Hospital is a few miles east on Route 24, and Beebe's main hospital is on Savannah Road in Lewes.
Everyday errands: the grocery and big box stores along Route 1 between Lewes and Rehoboth Beach are a short drive east.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Saddle Ridge has one homeowners association, and the fee is billed quarterly.
What the fees cover: common area maintenance, lawn maintenance for each home, the clubhouse and pool, snow removal, road maintenance and reserves.
Recent figures: 2025 and 2026 listings show about $855 a quarter, which is about $285 a month.
At settlement: check the resale certificate for any one-time transfer or capital contribution.

Utilities: public water and public sewer, with natural gas forced-air heat and central air on the homes we have seen listed.
Maintenance: the HOA mows the lawns. The owner looks after the house and the rest of the lot.

Rules: the HOA sets rules on fences, sheds, exterior changes and rentals. Read the covenants before you write an offer.
