Every home in Retreat at Millstone is now a resale. The builder's page for the community now points to another of its communities.
Home types: two story townhomes with a first floor owner's suite, two more bedrooms upstairs, 2.5 baths, a loft, and a one or two car garage. Some earlier homes are recorded as condominium units.
Builder: the later townhomes were built by K. Hovnanian Homes, including the Seacrest III, with a two story foyer, a loft and gas cooking.
Size: September 2026 listings average about 1,785 square feet. Individual homes we found run from about 1,950 to 2,010 square feet.
Age: the earliest home we found on record was built in 2006, and a Hovnanian townhome on Cobblestone Way was built in 2019.
Recent prices: two homes closed in August 2026 at a median of $319,000, and September 2026 listings average about $317,000.

The amenities are grouped at one clubhouse.
Clubhouse: about 1,700 square feet, with a community room and a kitchenette.
Fitness: a fitness room in the clubhouse.
Pool: an outdoor swimming pool with a patio deck.

Retreat at Millstone was built in two stretches, about a decade apart, and that shows up in the paperwork as well as the homes.
Older and newer homes: the first homes date from around 2006 and the later townhomes from the late 2010s, so condition and finishes vary a great deal from one street to the next.
How a home is recorded: at least one earlier home is recorded as a condominium unit, while the later ones are listed as townhomes. That can change what the association insures and what the owner insures.
Fees: a condominium unit and a townhome may not pay the same fee or have the same coverage.

Health care: Beebe's South Coastal emergency department in Millville is about 15 miles away and open around the clock. TidalHealth Nanticoke in Seaford is about 20 miles west, and Beebe's main hospital in Lewes is about 25 miles north.
Beaches: Rehoboth Beach and Bethany Beach are each about 20 miles east.
Everyday errands: Food Lion on DuPont Boulevard and Walmart Supercenter on Route 113, both in Millsboro.
Schools: Indian River School District. Confirm school assignments with the district for any specific address.

Retreat at Millstone has a homeowners association that runs the clubhouse, fitness room and pool.
What the fees cover: the clubhouse, the pool and the common areas. Whether lawn care or exterior work is included can differ between a condominium unit and a townhome.
Recorded as a condominium: where a home is a condominium unit, the association may carry a master insurance policy. Your insurer should read it.
At settlement: any one-time fee to the association is shown on the resale certificate.
