Parkside is inside the Town of Middletown limits, and that changes the tax bill and who provides some services.

Middletown sits south of the C&D Canal in New Castle County, between Route 1 and Route 301.
Health care: ChristianaCare runs an emergency department in Middletown. Christiana Hospital, near Newark, is about 20 miles north.
Commuting: Wilmington is about 25 miles north, roughly half an hour, and Philadelphia is about 50 miles, roughly 45 minutes to an hour. Amtrak stops at the Wilmington station.
Beaches: Lewes and Rehoboth Beach are about 80 miles south by Route 1.
Schools: Appoquinimink School District. Confirm school assignments with the district for any specific address.

Parkside has a homeowners association that keeps the clubhouse, pool, courts and common areas.
What the fees cover: the clubhouse, the pool, the fitness room, the courts, the playground and the common areas. Each owner keeps up their own home and lot.
Recent figures: 2026 listings show a fee of $250 a quarter, about $83 a month.
The rules: the association has written rules on exterior changes. Ask for them before you plan a fence, deck or addition.
