Every home in Forest Landing at Bethany is a resale. The two main floor plans are the Bethany and the Ashford.
Home types: townhomes and twin villas, all attached, sold under a condominium form of ownership.
Size: recent listings run about 2,000 to 2,400 square feet, with three or four bedrooms and two and a half to three and a half baths.
Layout: listings show a first-floor primary suite, an open main level, and a loft with more bedrooms upstairs. The Ashford adds a sunroom on many homes.
Age: homes were built in roughly the early to mid 2010s.
Recent prices: 2025 and 2026 listings have run from the mid $400,000s to about $600,000.

Clubhouse: a clubhouse with a fitness center and a room for gatherings.
Pool: an outdoor pool with a sundeck.

Outdoors: a fire pit, ponds, sidewalks and walking paths, and common grounds.
Golf next door: Bear Trap Dunes Golf Club, a public 27-hole course, is next to the community. It is a separate club and is not included in Forest Landing fees.

Every home in Forest Landing at Bethany pays two fees: one to the master homeowners association and one to the condominium association.
Two layers of fees: the listings we checked show both, billed monthly. A listing that shows one number may not show both.
Your insurance: the condominium association carries a master policy on the buildings, and the owner insures the inside of the home. Your agent and insurer should read the master policy.
Bear Trap Dunes is separate: living next to Bear Trap Dunes does not give access to its pools or clubhouse. Golf there is paid separately, like any public course.

Forest Landing at Bethany has a Frankford mailing address, but it sits near Ocean View and Millville, far from the town of Frankford itself.
Beaches: Bethany Beach is about four miles away.
Health care: Beebe's South Coastal emergency department in Millville is a few miles away and open around the clock. Beebe's main hospital is in Lewes.
Everyday errands: Millville Town Center on Route 26 has Giant and other shops.
Schools: Indian River School District. Confirm school assignments with the district for any specific address.

Owners belong to both the Forest Landing homeowners association and a condominium association.
What the fees cover: listings show common area maintenance, lawn care front, side and rear, exterior painting, power washing, gutter cleaning, snow removal, trash, road maintenance, the pool and clubhouse, and the master insurance policy.
Recent figures: 2025 and 2026 listings show the homeowners association fee at about $288 to $297 a month, plus a condominium fee of about $97 to $127 a month.
At settlement: expect a one-time capital contribution, shown on the resale certificate.
