Autumn Ridge was built out with single-family homes from about 2018 to 2021.
Builders: K. Hovnanian built most of the later homes, offering five single-family designs with first floor living options. The original plan also named Piccard Homes and Willow Creek Homes.
Size: listings we found run from about 1,600 square feet to over 3,000, with three to five bedrooms.
Lots: roughly half an acre each, with listings showing 0.5 to 0.54 acres.
Construction: the original plans called for low-maintenance siding, 30-year roof shingles, a landscaping package and underground utilities.
Recent prices: a 1,596 square foot home sold for $275,000 in December 2019, and a later resale of a larger home closed at $445,000 on Bright MLS.

Autumn Ridge has no shared amenities. What you get is the lot and the setting.
Inside the community: there is no clubhouse, pool, courts or golf course.
Your own yard: a half-acre lot leaves room for a garden or a patio, subject to the deed restrictions.
Nearby: Slaughter Beach, Prime Hook National Wildlife Refuge and the Mispillion Riverwalk in Milford are all a short drive.

Every home in Autumn Ridge has its own private well and on-site septic system, which shapes the cost and care of owning here.
Inspections: a buyer should plan on a well water test and a septic inspection on top of the usual home inspection.
Upkeep: the septic system needs pumping on a schedule, and the well pump and any water treatment are the owner's to maintain.
Heat: listings show electric heat in some homes and leased propane in others. Ask which a home has, since a leased tank comes with a supplier contract.

Autumn Ridge has a Milford mailing address but sits outside the City of Milford limits, in unincorporated Sussex County.
Health care: Bayhealth's Sussex Campus in Milford, with a 24 hour Emergency and Trauma Center, is about three miles away. Beebe's main hospital in Lewes is about 20 miles south.
Town: downtown Milford and the Mispillion Riverwalk are about six miles away.
Beaches: Slaughter Beach on the Delaware Bay is about six miles, and Rehoboth Beach is about 20 miles down Route 1.
Everyday errands: Food Lion, ALDI and the Walmart Supercenter are on North Dupont Boulevard in Milford.
Schools: Milford School District. Confirm school assignments with the district for any specific address.

Autumn Ridge has a homeowners association that covers the shared parts of a small street.
What the fee covers: common areas and the entrance. With no amenities to run, the fee stays low.
Recent figures: listings show the fee at $100 a year in 2019, and later listings show about $42 to $50 a month.
Deed restrictions: the community has recorded restrictions on what owners can build and change. Read them before you buy.
