Coastal Club was built by Schell Brothers and NV Homes. Schell Brothers no longer lists it among its current communities, so the homes we see for sale now are resales.
Home types: single-family homes and smaller cottage homes.
Floor plans: many plans put the owner's suite on the first floor, with more bedrooms upstairs.
Size: the builders' plans ran from about 1,600 square feet to more than 3,000 square feet.
Recent prices: the one home that closed in August 2026 sold for $725,000.

Most of the amenities are grouped around the Lighthouse Clubhouse, with the trails running out through the preserve.
Pools: an indoor pool, an outdoor pool with a swim-up bar and a waterfall, and a water play area with fountains.
Fitness and courts: a fitness center, tennis and pickleball courts, bocce and horseshoes.
Rooms and workshops: a coffee shop, a woodshop, and an arts and crafts center.
Outside: a community garden and farm stand, dog parks, an outdoor bar and barbecue area, and the wooded trails.

Coastal Club has more amenities than most communities its size in eastern Sussex County, and the association pays to run and replace all of them.
What that means for fees: two pools, a clubhouse, courts, trails and a preserve cost money to staff, insure and repair every year, and that cost is in the association fee.
Replacement costs: roofs, pool equipment and trail surfaces wear out. The association budget and its reserve study show how much is set aside for them.
At settlement: a buyer usually pays a one-time contribution to the association, shown on the resale certificate.

Coastal Club has a Lewes mailing address but sits outside the City of Lewes limits, in unincorporated Sussex County, on Beaver Dam Road west of Route 1.
Health care: Beebe Healthcare's main hospital is on Savannah Road in Lewes, a short drive away.
Beaches: Cape Henlopen State Park, Lewes Beach and Rehoboth Beach are each a short drive east.
Everyday errands: the grocery stores and shops along Route 1 between Lewes and Rehoboth Beach are a few minutes away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Coastal Club has one homeowners association that owns and runs the clubhouse, pools, courts, trails and the preserve.
What the fees cover: the clubhouse and pools, the courts and trails, the preserve and common areas. What else is included, such as lawn care or trash, is set out in the governing documents.
Recent figures: we did not find a dated fee figure we could rely on. Given the size of the amenity program, expect the fee to be above what a community with only a small pool charges.
The rules: the association has written rules on exterior changes, fences, pets and rentals.
