Vincent Overlook sits in the farmland between Milton and Lewes, where Cave Neck Road meets Sweetbriar Road.

About the Homes

Most homes in Vincent Overlook were built by Ryan Homes from about 2007 to 2014. A later section of three-bedroom homes was built and is leased by Capano Residential.
Floor plans: the Ryan Homes plans included the Pisa Torre, Ashford, Carolina Place, Brentwood and Daventry, from about 1,400 to about 2,400 square feet above grade.
Basements: some homes have full basements, finished or unfinished. A 2026 sale had about 1,500 finished square feet below grade, so total space can run well past the plan size.
Size and age: 2025 and 2026 listings run from about 1,550 square feet built in 2012 to about 3,500 square feet in a former model home.
Recent prices: 2025 and 2026 listings have run from about $429,000 to about $600,000, and a home with a basement sold in August 2026 for $470,000.
Rental section: the leased homes are three bedrooms and about 1,800 to 1,950 square feet, with two-car garages and screened porches. They are not for sale.
