Country Life Homes built Hearthstone Manor, and every home offered today is a resale.
Single-family homes: one-story plans with three bedrooms and two baths: the Stonehurst and the Potomac II at 1,535 square feet, the Kingsdale II at 1,813 and the Fairmont II at 1,844. The plan sheets are below.
Villas: two or three bedrooms and two baths, 1,408 to 1,769 square feet, with a one or two car garage and a screened porch.
Condominiums: garden-style units in four-story buildings with elevators and reserved parking. A recent two bedroom, two bath listing was 1,027 square feet.
Square footage comes from the builder's original plans. The exact size of any home is on its listing, and we will pull it for you.

The amenities are centered on the clubhouse.
What the community provides: a clubhouse and an outdoor pool, with landscaped grounds and ponds throughout.
What it does not have: there is no golf course in the community.

This is the one thing about Hearthstone Manor that surprises buyers most often.
The HOA: every home belongs to the Hearthstone Manor homeowners association.
The condo association: condominium owners also belong to a separate condominium association with its own budget, its own fee and its own reserve.
What it means for you: a condo carries two sets of fees and two sets of documents, and each association charges its own one-time assessment at settlement.
We will get the resale certificates for both associations before you commit, so you see every fee up front.

Milford sits on the Mispillion River, right on the Kent and Sussex County line.
Downtown: about 3 miles away, with the Mispillion Riverwalk and the Riverfront Theatre.
Health care: Bayhealth's Sussex Campus hospital is across the street.
Getting anywhere: Route 1 runs north to Dover, about 23 miles, and south to the beaches, with Rehoboth Beach about 23 miles away.
Schools: Milford School District. Confirm school assignments with the district for any specific address.

Hearthstone Manor is professionally managed, and fees are billed quarterly.
What it covers: lawn care and the landscaped common grounds, the clubhouse and the pool. Condominium fees also cover exterior maintenance of the buildings.
At settlement: each association charges a one-time initial assessment, shown on its resale certificate.
Two layers for condos: see the Story tab. A condo buyer pays both the HOA and the condominium association.

City services: the City of Milford provides electric, water, sewer and trash service.
Natural gas: service from Chesapeake Utilities.
Maintenance: lawn care is handled for you, and condominium exteriors are handled by the condo association.
Getting in and out: Route 1 is close by, so the drive to Dover or the beaches does not involve back roads.
