There's only one way to prove that the market has improved and that is with actual sales data. I know how busy we have been all year long and I know that we have sold several of the resale homes that been on the market at Heritage Shores. Well, here is the rest of the story:
4 Resale Homes have already sold and settled in 2011 and 3 more are Under Contract.
Providence Homes has at least 4 homes in construction now and at least one that is Under Contract (our clients). New home sales are once again surging at Heritage Shores and it's all good.
From just our personal experience, the tide has definitely turned in this community. Two of our own listings are now under contract with our buyers:
- 132 Widgeon Way, a single family home on a golf course lot was listed for $319,000 and it will settle this month.
- 52 Whistling Duck, an attached home on a golf course lot was listed for $199,000 and it will settle this month
In addition, our buyer clients have bought the single family home at 5 Canvasback which sold for $345,000 in February, 2011. The property at 68 Emily's Pintail is now under contract with our buyers and is scheduled to settle on October 7th.
In real estate we always say that a good property priced right for the market will sell. I think the numbers demonstrate the truth in that old adage!
